The first step to finding your next home is to register with us for the type of properties you are interested in. You can register for property alerts online, call us on 029 20 41 51 61 or pop into our office.
Initially, we will take some basic details and propose your circumstances to the Landlord of the property you would like to rent. If the Landlord is happy to proceed, we will ask you to complete a full application form with our referencing provider, Rentshield. You will need to pay the deposit at this point which will secure a property for a maximum of one calendar month, dependent on the Landlords instructions. Prospective tenants must complete an application form providing information necessary to conduct a credit check before the application for the property can be confirmed. You will also be asked to provide an employment reference, utility bill or bank statement confirming current address, plus photo identification. If you have rented before, we will contact your previous Landlord for a reference.
A standard tenancy agreement is for a period of six months. Beyond this, tenants and landlords may wish to sign another fixed term tenancy agreement to ensure a fixed period at the property. If the tenancy continues on a monthly rolling contract, (known as a periodic tenancy), the Tenancy will continue until either tenant or landlord gives notice to quit.
On the day of move in, you will be provided with an inventory for the property, which you must check within 7 days of receiving your keys. If there is anything you do not agree with, you must notify us within this 7 day period so the inventory can be amended if necessary. Amendments to the inventory cannot be made after 7 days.
On commencement of the tenancy, if you are in a managed property by ACJ, your deposit will be held in the Tenancy Deposit Scheme (TDS) with ACJ. This is one of three government schemes that has been developed to ensure that the deposits are protected and any disputes about their return is resolved impartially. It is a legal requirement for landlords and managing agents to place all deposits with either “TDS”, “The Deposit Protection Service (DPS)”, or “My Deposits”. If your Landlord chose a Let Only service with ACJ, your tenancy agreement will tell you which scheme your deposit is secured with.
After your first months’ rent has been paid, rent must be paid by bank standing order to reach us by the anniversary of the commencement of the tenancy (it will take at least 3 days to leave your bank account and reach ours). You must use a reference, such as the rented property address. We do not accept rent by cash, cheque or debit /credit card payment. Tenants are responsible for all telephone/internet and utility bills i.e. council tax, gas, electric and water, unless otherwise stated in your tenancy agreement. The Landlord is responsible for paying any service charges and/or block management fees.
